Older Burnaby ductwork is undersized
Most Burnaby homes built 1950–1985 were ducted for 60K–80K BTU low-efficiency furnaces with high static pressure. A modern 96% AFUE furnace moves more air at lower pressure and chokes if you simply swap units — you get hot/cold rooms and short cycling.
We resize the trunk and add return-air capacity at install. It's part of the rental, not an extra.
Asbestos and pre-1980 Burnaby homes
Burnaby homes built before 1980 may have asbestos tape on duct seams and around the old plenum. Disturbing it without a Worksafe BC abatement plan is illegal and dangerous.
We arrange a sample test, abatement and disposal with a licensed contractor — coordinated and billed through us, not added to your monthly rate.
Gravity furnace conversions
A handful of original Burnaby homes still run gravity 'octopus' furnaces from the 50s. Converting to a modern condensing unit means new supply and return ducts, a new flue and electrical for the blower. Quoted up-front, included if you rent.
